Ciril proudly presents Lutgard, the second phase of the successful Stadsterras residential project in Mortsel. In and around the former Sint-Lutgardis school, a unique residential site is taking shape with 19 apartments, 6 characterful homes and 2 office spaces. Here, heritage, sustainability and contemporary comfort blend seamlessly – in a prime location between the Oude God park and Mortsel’s vibrant town centre.
A historic building, a new beginning
The iconic façade of the Sint-Lutgardis school will be completely preserved and now forms the backdrop for modern new-build apartments with character. Thanks to the “box-in-box” renovation method, Lutgard combines the charm of heritage with today’s comfort.
Residents enjoy high ceilings, generous windows, underfloor heating, heat pumps and energy-efficient systems – fully gas-free and future-proof.
The former playground is transformed into a charming courtyard with three monumental linden trees: a green, car-free oasis where neighbours meet and children can play safely.
Architecture with soul and vision
Architects Niklaas Deboutte and Nils Gaethofs of META Architectuurbureau gave Lutgard a second life while honouring its original character. Former classrooms were redesigned as unique homes with authentic brick architecture, vaulted ceilings and recessed terraces.
Each home has its own story – from compact through-unit apartments to spacious penthouses overlooking the park.
“We wanted to stay true to the spirit of the building while meeting today’s standards of living,” says architect Niklaas Deboutte.
“The result strikes a balance between heritage and innovation – with space, light and identity as the common thread.”
Green living between park and city
Lutgard residents live literally between park and city. Green pedestrian routes connect Mechelsesteenweg to the Oude God park, which was expanded and upgraded by one hectare as part of the project.
The neighbourhood is fully car-free, with generous underground parking, 600 bicycle spaces and a tram stop right outside. Shops, schools, restaurants and public transport are all within walking distance.
In short: living in Mortsel has never been more comfortable – or greener.
A sustainable urban project with long-term value
With Stadsterras, Ciril is creating a sustainable urban development that answers today’s needs and tomorrow’s expectations. No expansion into open space, but thoughtful redevelopment of existing sites. No concrete jungle, but greener neighbourhoods focused on quality of life, biodiversity and social connection.
“We add value to the city by investing in sustainability, quality, mobility and community,” says project developer Gert Voets.
“That’s long-term return – for residents and for the City of Mortsel.”
